Overview
We have a unique opportunity to offer you both our luxury vacation homes that are next door to one another.
Casa Del Sol is a 7 Bd/4bath 3800 sq ft of elegance and fun. It includes 3 master suites and a professional putting green to name just a few highlights.
Casa Del Paraiso is a 7 Bd/4ba 3200 sq ft of luxury and good times. It includes heated pool, 3 master ste., hot tub, putting green, & gaming garage.
Both homes have large, fenced backyards and are walkable to the beach and river.
We LOVE serving large reunions and celebrations. However, NOTE - this is NOT a party house or neighborhood. All guests are asked to be inside by 11:00pm to respect quiet hours (loud laughing at 1:00am carries easily and not fun for a neighbor who has to go to work the next day).
As of March 15th a screened, heated in-ground pool and 2 additional bedroom cottage will be added. Casa del Paraiso will then be a 7 bedroom 3,200 sq ft home & cottage w/ 6 King BD (3 of which are suites/en-suites) and 1 Bunk room (that sleeps 8 kids). Both homes together will sleep 30 adults or 40 incl. kids. Two golf carts will be be avail. at the property to rent (and will be included complimentary with any 6+nt stay). Please inquire and ask questions if you're planning your 2024 trip! Pictures will be updated as soon as projects are complete.

Vilano is one of the nicest beaches in St. Augustine. It varies from gentle waves to play in as a family, but big enough to still surf! Vilano is a destination beach for locals and tourists from around the country. YET, our stretch of beach is always quiet and private because no public parking is allowed at the entrance!

EPIC sunsets happen here that you don't want to miss! INCREDIBLE fishing spot also. Large, sandy beach area to relax on when tide is not all the way in.

LAYOUT OF BEDROOMS: Since this is a large home with 7 true bedrooms we decided to design it in a way that would be most functional for any size group. Thus we remodeled 2 rooms to be “FLEX” rooms that can serve as a true bedroom or as a Living Room area. The following will help clarify what is offered in each room.

A car is necessary in St. Augustine. From our homes you can walk to 2 restaurants (but still would recommend a car). Delivery service of groceries and fast food is available in this location.

We are a family who loves to travel and explore new areas! However, when we visited St. Augustine in December we fell in love and knew it would be a perfect place to have a second home while sharing it with others! We have two little girls ages 7 and 10. We also have two grown children -- thus another reason we wanted a place to all come together as life takes us in different directions. We hope you fall in love with St. Augustine as much as we have and are able to provide you a home that will be a vacation within itself!

County mandated noise ordinance is from 10pm - 8am. You must head indoors during these times as we have young, working families as neighbors and we need to be respectful of those trying to sleep at night.

We accept credit card via Paypal invoice. We also accept Venmo, Zelle, Apple Pay, and Facebook pay.
Refundable Damage Deposit
We do require all our guests to complete an ID verification through Superhog. We also will require to choose their $35 non refundable damage deposit or refundable $500 deposit.
Cancellation Policy
We will offer a full refund if canceled 90 days prior to reservation. If cancelled 89-60 days prior a 50% refund will be offered. Less than 60 days no refund will be offered. However, if I am able to book any of the dates I will happily refund for what the new reservation is up to the amount paid. We strongly encourage trip insurance that is considered a CFAR policy (cancel for any reason). If you need recommendations happy to offer you who we personally use when we travel.

Notes
----IMPORTANT BEFORE YOU BOOK -----
Before you book, please know that this is NOT a party home. Please be aware this home is in a residential neighborhood & excessive noise can not be permitted due to local noise ordinances. It MUST be quiet outside between 10 PM and 9 AM to not disturb any of the neighbors. This means no loud music or corn hole after 10PM -- but sitting outside enjoying a conversation is certainly okay. There is also NO smoking at this property, there are smoke and sound level sensors in and around the home to alert owner if it gets louder than the allowable limit to prevent upsetting neighbors. Any noise or smoke alerts received will result in a warning and if a second noise complaint or the police are called there will be an immediate eviction without a refund.
If you are here to celebrate your special occasion we'd be more than happy to help you arrange an amazing time at some of the best restaurants or venues this area has to offer.
We can accommodate special celebrations such as birthdays, wedding celebrations, graduations, etc. with extra daytime guests. However, please send inquiry before booking to see if our home would be a good fit for your celebration.

----- GOLF CART --------
Golf cart is complimentary with any 4+ night stay. Otherwise, $75/day rental fee applies with a $500 REFUNDABLE deposit if you would like to include it for your stay. If golf cart is not available during any or part of your stay your rental fee will reimbursed for unused days. No partial refund will be given if it was complimentary. We will do our best to have it repaired in a timely fashion.
----- CANCELLATION POLICY -----
We have a strict cancellation policy. We HIGHLY encourage travel insurance upon booking your stay. We can provide recommendations if needed. Refunds will not be given due to weather events (unless a state evacuation is ordered), family illness, or trip disruptions of any kind. For more details, please refer to the platforms "strict" policy definition.
----- NUMBER OF GUESTS -----
Our homes can sleep 36 with a MAXIMUM of 24 adults (12 years and older). Due to insurance reasons, the total number of persons allowed overnight is restricted to the number of persons scheduled and paid for at the time of booking. Please be honest and upfront with us, we will take care of you. No extra guests are allowed on property outside of quiet hours.
If a group misrepresents themselves and arrive in numbers beyond the reservation count guests will be denied the right to stay in the home altogether without a refund. Please note: Maximum occupancy is set by the County and is strictly enforced.
----- SECURITY CAMERAS -----
The property has outside security cameras for your own security and to monitor property. There is a Ring camera at the front door and a Ring camera above garage. These devices have the ability to record video images and audio. They may be checked during a guests stay if an issue or disturbance is reported at the property. Otherwise, we fully respect our guests privacy and do not actively check cameras on a regular basis. There are NO cameras INSIDE the home. Please DO NOT tamper or try to disable these cameras. Disabling a camera is grounds for immediate cancellation of your reservation without refund. Fee will be charged if a technician is required to enable cameras due to tampering.
----- PETS -----
Pets of any kind are NOT allowed in or on the premises. We are pet lovers but we are protecting our guests who rent our home because we do not allow pets to protect them due to allergies. Additionally, we have a family member with severe pet allergies. If evidence of an unauthorized pet is detected, reported or found on the premises it can cause an immediate eviction from the owner, and the guest’s rent and deposit will be forfeited along with a $500 fine. Please be upfront and don't just try to sneak a pet in.
----- MECHANICAL FAILURES -----
Mechanical failures happen every now and then and are rare. Unfortunately No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, tubs, air conditioning, television or internet service, appliances, etc. We do have technicians on call and will do our best to get any mechanical failures repaired as soon as possible.
----- UNFORSEEN CIRCUMSTANCES -----
Should the vacation home be out of order or deemed substandard prior to your arrival (which is rare but things break and things happen) you will be contacted with current "issue" and asked if you would like to proceed with your stay with a possible discount. If that is not satisfactory you will then be entitled to a refund of the rental without the penalties.
----- LIABILITY -----
The Homeowner does not assume any liability for personal or property loss, damage, or injury during your stay. The Property manager/Agency also reserves the right to refuse service or rentals to anyone at their discretion. The guests are liable for their own safety and should have their children supervised by adults at all times, especially when young children are playing inside and outside the home.
A liability waiver is required for rental of these properties.
----NATURE ----
In Florida, insects are part of the environment. We have the house treated monthly inside and out for insects and the entire yard is also treated for mosquitoes. However, Palmetto bugs are impossible to keep out 100% in southern states especially with doors opening and closing frequently. It is rare you will see one, but if you do they are easy to dispose of and a refund will not be provided. If you feel there is an excessive issue of any kind please notify us and we will have our exterminator at home within 24 hours to address your concerns.
Beach chairs, cart, umbrella, towels, and small sand toys will be provided! Some bicycles, scooters, & kayaks will also be provided to be used at your own risk. A charcoal grill will also be available for your convenience. You assume full liability for use of any of these items. We will do our best to keep these items in good working condition for every guest. However, condition is not guaranteed and refund will not be offered if any of these items are not in working order. If you find anything not in satisfactory condition please let us know so we can order new merchandise as fast as possible.
